The builder said the house was inspected several times during the construction process. Plus the builder says he made all of the repairs that were identified. In addition, you don’t want to waste your money on any unnecessary inspections. All of this gets us back to the question of “Should you get an inspection on a new construction house?” The answer is “Yes”
Here’s several reasons why you should get an inspection on a new construction home:
- The inspector that performed the inspections throughout the build process does NOT work for you. He works for the builder. The inspector is NOT looking after your best interests.
- You do NOT receive a copy of the inspection reports prepared by the builder’s inspector. Since you do not know what was identified as issues on the reports and you do not know if the issues were repaired.
- A new construction house does NOT mean it was built correctly. All a new construction house means is that the issues are new.
I always recommend buyers get an inspection on their new construction homes in Spring because the inspectors always find issues that need to be addressed. When you get an inspection on a new construction house, you can get the builder to repair the items on the report. If you don’t get an inspection, then when you go to resale the home the same items will show up and the new buyers will be requesting for you to make the repairs. Save your money and get the builder to make the repairs now.
